Terms for Real Estate: $10,000 for each Tract must be paid down the day of sale upon signing of the real estate contract, to be escrowed with Gasconade County Abstract, with the balance due at closing in 30 days.  The real estate contract for each Tract must be signed immediately after the auction the day of the sale, with electronic signatures accepted for any online buyer. All of the property, including the house, sells AS-IS and is not subject to any inspections. Acreage in each Tract is estimated, and a final survey will determine the exact number of acres. A 3% Buyer’s Premium will be added to the final price of each Tract, with said Buyer’s Premium to be paid by Buyer at closing. All bidders must be pre-approved by their lender because the sale of the property is not contingent upon financing.  Title insurance is to be split 50/50 between the Seller & Buyer, with Buyer to pay  mortgagee policy if loan is obtained. Buyer shall pay all costs of obtaining any loan.  Survey costs shall be split 50/50 between Buyer and Seller and the surveyor shall be Osage County Land Surveying.  Announcements day of auction take precedence over all printed matter.  Property taxes for 2021 will be prorated. The Trustee for the Kottwitz Family Trust reserves the right to approve  the final bid on any and all Tracts, but the Trust is highly motivated to sell.
