Terms for Real Estate: $10,000 must be paid down the day of sale upon signing of the real estate contract, to be escrowed with Midwest Title Company, with the balance due at closing within 45 days. The real estate contract for the real estate must be signed immediately after the auction the day of the auction.  The real property sells AS-IS and is not subject to any inspections.  All bidders must be pre-approved by their lender because the sale of the real property is not contingent upon financing. Title insurance is to be split 50/50 between the Seller & Buyer, with Buyer to pay mortgagee policy if loan is obtained. Buyer shall pay all costs of obtaining any loan.  The title insurance company shall be Midwest Title Company. Announcements day of auction take precedence over all printed matter. Property taxes for 2022 will be prorated. The Owner reserves the right to approve the final bid on the real property, but the Owner is highly motivated to sell.
