NOTE: This home would make a good rental, first time home or a flip.

TERMS FOR REAL ESTATE: $3,500.00 of the selling price for the house must be paid down the day of auction. $500.00 of the selling price for the lot must be paid down the day of the auction. The real estate contract must be signed on the day of auction for each of the house and the lot. Midwest Title Company shall be the title company. The balance of the purchase price is due at closing in 30 days.  All bidders must be pre-approved by their lender because the sale of the house and lot are not contingent upon financing. Title Insurance is to be split 50/50 between seller and buyer, with buyer to pay mortgagee policy if loan is obtained. Buyer shall pay all costs associated with obtaining a loan. Property sells AS IS. Property taxes for 2023 will be prorated. Announcements day of auction take precedence over all printed matter. Owners are highly motivated to sell the property but reserve the right to accept or reject final bid.
