Real Estate Will Be Auctioned From 8900 Co. Rd. 457, Steedman, MO

Directions to Real Estate: From Hwy. 94, take Co. Rd. 459 North .5 miles, turn right on Co. Rd. 468 and go 1.3 miles to land being auctioned.

Saturday, April 6 – 12:00 p.m. to 1:00 p.m.

Saturday, April 13 – 12:00 p.m. to 1:00 p.m.

Tract 1 –  64+/- acres, woods & pasture, has older mobile home and various older outbuildings.

Tract 2 – 26.9+/- acres, woods & pasture

Terms  The successful bidder at this real estate auction for each Tract must deposit earnest money in the amount of $10,000 payable to Boyd & Boyd at the time of signing the real estate contract the day of the auction immediately after the auction. Boyd & Boyd shall be the title company used. The $10,000 earnest money is NON-REFUNDABLE per Tract.  Under NO CIRCUMSTANCES shall the earnest money be refunded to any bidder.  Please make sure you have conducted your own personal inspection of the real property and have your financing ensured prior to bidding. All costs of the title insurance shall be split equally between Seller and Buyer except Buyer shall pay all costs of any mortgagee’s title insurance policy if Buyer is obtaining a loan.  Buyer shall also pay all costs associated with Buyer’s side of the real estate transaction and all costs associated with Buyer obtaining a loan, including but not limited to: points, loan and/or mortgages fees, PMI, recording costs, document preparation fees, inspection fees, appraisal if one is required by buyer’s lender, and any other costs that may be applicable and/or required by Buyer’s lender or the title company.  The property taxes for the real property have been paid for 2023.  Property taxes for 2024 shall be prorated. Announcements day of auction take precedence over all printer matter.  The real property is sold AS IS and is not subject to any inspections. The Owner is highly motivated to sell but reserves the right to accept or reject the final bid.  If one buyer buys both Tracts 1 and 2, buyer shall pay for any survey if one is desired by buyer.  If Tracts 1 and 2 sell to two different buyers, then seller will agree to pay for ½ of the survey costs.
