Terms for Real Estate: $10,000.00 of the selling price for the house must be paid down the day of sale. The real estate contract must be signed on the day of auction at the Law Office of Melanie G. Moffat LLC in Jefferson City, Missouri by 6:00 p.m. Midwest Title Co. shall be the title company. The balance of the purchase price is due at closing in 30 days.  All bidders must be pre-approved by their lender because the sale of the house is not contingent upon financing. Title Insurance is to be split 50/50 between seller and buyer, with buyer to pay mortgagee policy if loan is obtained. Buyer shall pay all costs associated with obtaining a loan. Property sells AS IS. Property taxes for 2024 will be prorated. There will be a 4% Buyer’s Premium charged to the final selling price. Each party shall pay the customary costs to the title company to close the sale of the real property, other than as specifically stated herein.
