Moffat LLC.  The $10,000 earnest money is NON-REFUNDABLE.  Under NO CIRCUMSTANCES shall the earnest money be refunded to any bidder.  Please make sure you have conducted your own personal inspection of the house and have your financing ensured prior to bidding.
